1. Expected behaviour in a shared house


At Leevin Ireland, fostering an atmosphere of respect is paramount. customers need to respect their flatmates, and house rules, which may encompass various aspects such as restrictions on pet ownership, smoking, no drugs, or modifications to the property. customers must familiarise themselves with these regulations outlined in the licence agreement and ensure their adherence to maintain a harmonious and lawful tenancy.


2. Respectful environment


Open communication, consideration and common sense are fundamental for peaceful coexistence. Violence of any kind will not be tolerated. If this occurs, the house's residents must immediately contact the Gardaí on 999 or 112 and then Leevin. Those responsible for bad behaviour will have a short period to leave the accommodation without any right of reimbursement.

Bullying, harassment, intimidation, racism, homophobia, transphobia, religious prejudice and any other type of discrimination will not be tolerated on our properties. If it occurs, the person responsible will answer legally for a crime.


3. Sharing places


Customers will define their routine, just keep in mind to equally share all the common spaces, such as the fridge, cupboards, and wardrobes. Everyone has the same rights in the house, so be nice and courteous.

Important (for shared rooms) - Every time that there is a vacancy in your house, we can do visits to show the room to people interested in it. If the vacancy is in your room, we will let you know in advance when the visit will take place.

It is strictly forbidden to use a bed other than your own, even if empty: do not sit, do not place your objects, or remove the duvet and pillows. Using a bed other than yours may result in a fine.


4. Routine Cleaning


Customers are responsible for keeping the rental unit clean and tidy. This includes regular cleaning of living spaces, bathrooms, and kitchen areas (including signs of mould on the walls and ceiling).

You will be sharing the kitchen with other colleagues, so remember that someone may need to use this area after you. Please always wash the dishes after you’ve used them and keep the kitchen in order after cooking. Do not leave the dishes in the sink.


5. Minor Maintenance


Customers may be responsible for minor maintenance tasks such as replacing light bulbs, unclogging drains, and cleaning washing machine filters. 


6. Preventing Damage

Customers are expected to take reasonable precautions to prevent damage to the property. We inspected the property and recorded all the information and photographs at the beginning of the licence agreement. So that we could see what the property looked like when we handed it over to the customer.


7. Proper Disposal of Waste


Customers are responsible for the proper disposal of trash and recycling according to local regulations.


8. Maintaining Outdoor Areas


If the rental property includes outdoor spaces such as a yard or patio, customers may be responsible for maintaining these areas.


9. Respect for Neighbours


customers are expected to be respectful of their neighbours and maintain reasonable noise levels between 22:00 to 06:00. 

Parties that may disturb neighbours are strictly prohibited. Failure to comply with this rule may result in warnings, fines or termination of the licence agreement without a refund of your safety deposit.

If the rental property includes outdoor spaces such as a yard or patio, customers may be responsible for maintaining these areas.


10. Guests

Third parties other than customers are not allowed to sleep on the property, which can lead to a fine.


11. Drugs


Possession, use, distribution or sale of drugs is illegal in Ireland and may be reported to the Gardaí. Any illegal activity will result in eviction from the property and the customer will not be entitled to a refund of any amount paid. If you are suspected to be in possession or distributing drugs, the Garda will be contacted.


12. Smoking


Smoking is strictly prohibited inside our properties. If any resident is caught smoking or if we find any traces of cigarettes, we may impose a € 100 fine. Depending on the severity or frequency, we may ask you to leave the property without any refund.


13. Pet and children policy 


At Leevin Ireland it is not permitted to have pets or children residing in the building.


14. Theft


We recommend that you keep valuables in a safe place and always keep the front door closed when you leave. In case of robbery, you must report to the Gardaí. Leevin cannot take responsibility for any robbery that occurs.


15. Disciplinary procedure


We ask you to comply with all the rules of the residence. Breaking the rules will result in a verbal or written warning. In case of a repeat offence, you may have to leave the residence. Depending on the severity, we may revoke your licence to reside on the property without notice. No refund or deposit back will be made under these circumstances.
