The House Rules below focus on maintaining order, promoting a conducive environment for all, and ensuring the well-being of all residents.
1. Quiet Hours
In the interest of common quietness, any noise should be strictly avoided from 10:00 pm until 8:00 am. Also, maintain a noise level that will not affect the quality of life of any neighbours. House parties are not allowed, if they occur, the residents will receive an immediate €100 fine.
2. Visitors
Guests are allowed from 08 am until 10:00 pm. You must notify your housemates in advance. Overnight guests are not allowed, even in common areas. An overnight guest will result in the immediate termination of the agreement with the loss of the deposit and application of a penalty of €100 fine.
3. Cleaning Routine
The residents must implement a rotating schedule among themselves, cleaning rooms, and communal areas such as the kitchen, bathrooms, and living rooms. Cleaning mould in all areas of the property (including signs of mould on walls, ceiling, and corners). Bins must be emptied regularly and deposited appropriately.
The residents are also responsible for keeping personal spaces clean and tidy to maintain the conservation of the property.
*Residents accused/notified of breaking the cleaning policy rules will be charged a penalty fee (to be decided by the Leevin team/inspection). The costs will equally be divided by the occupants of the property and/or deducted from their security deposit. In a case of exception where only one individual does not contribute, the procedure is a formal warning and a penalty of €50 fine may be applied including immediate termination of the agreement with the loss of the deposit.
4. Utility Bills
The residents are responsible for paying the utility bills (gas, electricity, rubbish fee, etc.). We suggest scheduling a day of the month for all residents to pay the bills of the property. The value of all bills will be defined and split among the residents.
Energy/Gas Prepaid - The resident will buy an online top-up credit from the energy company on the app/ website. To successfully top up the energy, please follow the instructions provided by the responsible company.*
Energy/Gas Postpaid - The residents will receive a bill by letter or email, for payment.*
*If any resident refuses to pay, the amount immediately will be deducted from the security deposit or receive a penalty fee of €50 fine.
Voltage: In Ireland, our electrical voltage is 240 volts. Do not interfere with the electrical supply within the building, and make sure your requirement is 240 Volts compatible. If you have electrical items with a non-UK/Ireland plug, make sure you use an adapter.
5. Smoking/Vaping/Smoking Flame
Are severely NOT allowed inside the properties or balconies, including candles, incense, or any other open flame. Any resident accused/notified of smoking/vaping inside the property will be immediately fined €100 which may result in immediate eviction. SMOKING & OPEN FLAME: Smoking indoors poses a serious fire risk and is strictly forbidden.
Fire Alarms Help to ensure safety, it is an offence to tamper with safety equipment. Anyone found violating the Fire Alarm Policy or tampering with safety equipment (including covering the smoke detectors) will be issued a €200 fine, asked to leave the accommodation and could face legal action.
6. Drugs
No illicit drug use/activity is permitted under any circumstance. Any person possessing/using/selling/planting/ keeping in the house narcotics or dangerous, toxic drugs will result in immediate eviction and the termination of the licence agreement with no notice/no right of the security deposit and be expected to face legal actions.
7. Anti-social behaviour
Attention to the importance of mutual respect among residents, regardless of differences in background, lifestyle, culture, or religion, must be respected. The residents should report any anti-social behaviour to GARDA which includes violence, intimidation, coercion, harassment, obstruction, xenophobia, racism, bullying threats and any other behaviour that interferes with the peaceful occupation of the property or vicinity.
Physical Violence -Anyone being violent, aggressive, or intimidating should be reported immediately to GARDA and it may result in immediate eviction. Possession of knives or other weapons is illegal.
Theft: If any resident is caught stealing in the Property, it will be reported to the GARDA. Any illegal activity may result in immediate eviction with no refund of the security deposit. We are not liable for the damage, theft or loss of the personal property of residents or their guests. Please ensure all the residents lock valuables in their suitcases with your lock.
8. Respect for property and residents
Safety and Security - Safety protocols, include locking doors and windows when leaving the property, reporting any maintenance or security concerns promptly, and adhering to fire safety regulations. Respect the shared spaces and personal belongings.
Laundry Protocol - 8 am until 10 pm for using laundry facilities and making sure to clean up the washing machine and filters to keep hygiene and avoid maintenance issues. Residents should promptly remove their laundry from machines to allow others to use them.
Kitchen use - Cleaning up after usage of all shared cooking utensils. All residents also take responsibility for their own washing and daily cleaning. Please clean as you go and never leave dishes in the sink.
Environmental Consciousness - Promote eco-friendly practices, such as conserving water and electricity, recycling, and reducing waste.
Bicycle/Scooter Charging and Parking Policy - Charging or recharging bicycles and scooters is strictly prohibited within the property for both residents and guests. Storing bicycles or scooters inside apartments, hallways, or any internal areas of the property is not allowed. Parking is permitted only in designated external parking areas, and guest parking for bicycles or scooters is not allowed. Please ensure bicycles and scooters are kept in the approved external areas to maintain safety and compliance with property regulations.
Property layout - The resident will not be able to add a mattress, remove any item in the property and/or change the layout of any room or common area, or sleep in a place different than the designated bed. The space in the common areas has to be equally divided among the residents. In case of emergencies or evacuation, the obstruction with mattresses and other objects on the floor is not allowed.
No Pets Policy - Pets, including but not limited to dogs, cats, birds, reptiles, rodents, and fish tanks are not allowed on the property at any time. This policy applies to all residents and guests.
Consequences for Violations - The residents violating the rules will result in loss of a security deposit and application of a penalty €50. The resident is responsible for paying and repairing any damage caused to the property as a result of negligence or accidental and also will be responsible for any damage caused by a guest.
9. Subletting and Assignment
The residents are not allowed to lease, sublease, assign, exchange beds, replace the bed for someone else, use any common area as a room, or add an extra mattress without the consent of Leevin Ireland. This behaviour resulted in a penalty fee of €100 may cause immediate loss of security deposit and eviction.
10. Keys/Fob and privacy
If the resident loses a key, he has to pay the cost of a new key or fob the value of €100 for replacement. The resident shall use the property as a private residence, and not run any business from the property.
11. Property Inspection
Our representatives have the right of access to the property at any reasonable time to inspect the property , also show the property for new customers in case of new sales. this action includes access inside the rooms of the inspection and sales team.
Property Maintenance - For maintenance-related issues, the resident has to open a ticket (IS) at leevin.fixflo.com to establish direct contact with the responsible technical team who will assist you in resolving everything as smoothly as possible.
Through Fixflo, you can also add any important comments that may arise during the process or request updates on the progress of your request. In other words, you can track your ticket until complete resolution.

The maintenance team has the right access to the property at any reasonable time for maintenance of the property and to carry out any essential repair or work. This includes maintenance inside the rooms. In case of emergency the resident can call to +353 89 424 0138 (only for lack of energy, lack of water, broken pipe, fire alarm issue and fluid of water) If the resident calls in cases with no emergency will be fined €50.
12. Double bed policy
In case of two residents in a double bed, both need to sign the licence agreement, with one responsible for the payment of the security deposit and room fee. In case of replacement, both residents must leave the property. The security deposit will be paid to the responsible for the licence agreement.
13. Disciplinary Procedure
If the residents fail to comply with all House Rules, will be provided a verbal or written warning, if the resident continues to disregard the House Rules will be asked to leave the property according to the gravity, Leevin may choose to revoke your licence agreement without a warning, no refund will be offered in these circumstances.
14. Payments
The room fee can be paid in the office or online/bank payments, in case of the absence of your payment. According to the licence agreement, a percentage fee will be applied for late payment. After 7 days without payment, the resident has to remove any personal belongings, unless agreed upon differently in writing with the parties.
